“ 不動産を買うことは「不動産投資 + （自分から）賃借して住む」こと。不動産を借りることは、（他人から）賃借して住む」こと。「買うか？ 借りるか？」という比較は「不動産投資を行なうか？ 行なわないか？」という比較になる。「個人の投資は必ず余裕資金ですべき」という鉄則はなにも「株投資」の場合だけに当てはまるものではなく、どんな投資についても当てはまる金言である。「ローン組んでマンションを買う」という行為は、「借金して得たお金で投資する」という行為となんら変わらないのである。株に投資するなど夢にも思わないような堅実（？）な人が、何の疑問も抱かずにローンを組んでマンション等を買ってしまうのが不思議。
